As part of proposals to bolster the economic recovery in wake of Covid-19 and island lockdown in Q2, Andium Homes offered 3 major capital projects to provide the Islands construction industry continuity and resilience; one of which is the redevelopment of Clos St Andre.
This estate built in the 1970’s, comprises 55 units, split into 22 houses and 33 maisonettes, of varying condition. Andium’s Strategic Portfolio Review identified various existing inefficiencies across a range of built environment and socio-economic characteristics.
Through sensitive but efficient design and site planning, a greater density of accommodation can be achieved, providing new homes to Andium’s Standard Apartment and House Specifications. This also meets their aspirations for the new development to promote a sense of community, shared green spaces and safer environments for pedestrians.
The objective is to provide a minimum of 200 units comprising the following mix:
· 1 bed (2 person) apartments 45%
· 2 bed (3 person) apartments 40%
· 3 bed (5 person) apartments 15%
The scheme is expected to achieve a number of sustainable performance criteria such as the specification of durable low maintenance materials, maximising energy and water efficiency, provision of accessible recycling facilities, and the creation of a healthy living environment through considered inclusion of ventilation and air quality.
The project is currently tendering for a Development Partner who will be responsible for both design and delivery of the scheme under a Development Agreement. Rowney Sharman as the appointed Project Manager will provide the link between the Development Partner and the Client with responsibility for monitoring the project progress, reporting on Quality Standards and ensuring that it meets delivery timescales.
