Description:

October 2016 saw the completion of Gaspé House the brand new headquarters for Royal Bank of Canada (RBC) housed in an impressive 6 storey new build, providing the bank with the opportunity to consolidate existing offices and accommodate circa 750 employees into a single location.

The scope included the CAT A and CAT B fit out of three and a half floors of this new building, to provide a modern office environment integrating new toilet and shower facilities, tea points, an executive suite, new staff canteen: all kitted out with new office furniture, AV and computer equipment.

As anchor tenants RBC appointed Rowney Sharman as their client representative, responsible for contract administration, leading the design team, monitoring the internal fit out as well as assisting with AV and furniture procurement. A move management programme was developed to address the complex logistics required to ensure a smooth relocation.

Key to achieving an ambitious completion target, was the development and adoption of an appropriate fit out procurement strategy. This required collaborative working with the developer to seamlessly integrate the bank’s requirements into the development programme saving many months that a more traditional ‘post completion fit out’ would have taken. This resulted in considerable cost savings, material wastage reduction and a high level of design coordination between the base building and interior fit out design.

An open approach of joint problem solving and risk mitigation management was introduced from the outset and a structured approval gateway was established with RBC’s headquarters in Canada, ensuring the bank’s corporate standards were being considered at all times.

The name Gaspé House was selected through an in house competition to find a suitable name for the building. It reflects the company’s Canadian roots while recognising Jersey’s historic ties to the Gaspé Peninsula in Canada’s eastern Quebec region, through the early 19th century cod fishing trade.

Where possible the most up to date and energy efficient technologies have been employed resulting in a BREEAM ‘very good’ accreditation.
